Core Management Fees
Residential Management
10% of rent collected
You are only billed on actual rent received. No charges for vacant units.
HOA & Condo Association Management
Billed at a per unit/month rate
Based on size, meeting frequency, and service level. Includes dues tracking, financial reporting, and vendor coordination.
Commercial Management
Custom quote
Rates vary based on property size, tenant mix, and operational complexity.
Maintenance Coordination
10% of vendor invoice
We coordinate repairs, dispatch vendors, follow up, and maintain records. This fee is based on the vendor invoice. No further markups or hidden costs.
Standard Service Fees
Client Setup: $150 (one-time)- Portal configuration, account creation, and digital file setup.
Mid-Lease Inspection: $100 per inspection - Performed midway through each lease to document condition, reinforce lease terms, and catch issues early.
Lease Renewal: $200 per lease - Includes renewal outreach, lease review, and updated agreement execution.
Legal and Leasing Notice
Emerie Management does not offer leasing, showings, or tenant placement. All brokerage activity is handled separately by licensed real estate professionals. We do not collect placement fees or advertise units under this entity.
